Our agency has been located in the heart of Maasland, a beautiful village near Rotterdam and Delft, since 1982. We combine strong local involvement with an innovative approach and design both fixed and mobile projects.
The work is approached the way an inventor does: working out a strong idea in detail. Every project begins with a search for the ideal concept. Then we work it out with our consultants into a functional, sustainable and aesthetic result.
Anyone can sketch a nice little house, right? True, but creating a house where all your desires are integrated into a cohesive design is a different story. As one client recently said, “It’s really something that doesn’t get said enough: a good architect creates exactly what you want but couldn’t come up with on your own.”
Since the architect created the design, he knows it better than anyone. He can take on a coordinating role, direct the construction project, act as an advisor and trusted confidant—in short, play a central role throughout the entire building and renovation process.
Böhtlingk Architecture, established in 1982, has over 40 years of experience in designing, developing, and supervising residential and commercial building projects. Our firm consists of a small, flexible team of versatile professionals. Whether you have a small question or ambitious plans, we are here for you. In addition to design and technical development, we handle the entire permitting process, from zoning plans to occupancy permits. We provide all required calculations for building permits, including EP-W/U (energy labels), MPG (environmental performance), ventilation, daylight, and Rc/U-values (insulation).
As an all-around firm, we also offer standalone consulting services. A conversation with the architect, possibly on-site, about what is and isn’t possible can be enlightening; often, more is possible than you might think. We provide individual technical consultations, such as analyzing moisture issues, performing property inspections, or advising on building permits. We also offer advice on sustainability, ventilation, and daylighting, as well as energy labeling for both residential and commercial buildings.
All our projects start with an initial, no-obligation meeting. If you decide to proceed with us, the work is divided into manageable phases, each with a clear, upfront cost. This way, you won’t face any unpleasant surprises
Design and Development Approach
Nearly all our projects are developed in a building model (Autodesk Revit), beginning as early as the design phase. From this model, we run calculations (using Bink software) and make key decisions that impact costs throughout the entire lifecycle. With these tools, we, as generalists, can guide design choices to align with the client’s vision. Working in a model also enables BIM (Building Information Modeling), allowing various parties to collaborate within the building model to optimize both the construction process and the final result.
Collaboration / Integrated Design
Construction can sometimes be very complex. Collaboration is the key word to curb this complexity. We therefore use consultants in the areas of cost control, structures and installations. We regularly work with Multical bv for cost control, Goudstikker de Vries, Adviesbureau Daenen and Deja construction advice for structures, Techniplan and DGMR for installations and building physics. Good cooperation between the various disciplines at an early stage creates an integral design in which all aspects are included. A design with the best answer to the client's question.

As architects, we work in many areas that we view as essential components of our practice.
Product Development Thinking through and developing even the smallest building components is a fundamental part of our work. We continue to invest in the development of inventive and sustainable material applications through collaboration with suppliers.
Facade System. In our first project in 1982, the employment agency Oud-Beijerland, we developed a new facade system based on the Vergeer frame. By slightly oversizing the wooden posts, space was created within the depth of the facade package for the steel support structure, heating, piping, electrics and interior and exterior lighting.
Choice Frame. The 1993 Choice Frame, a product development with Jaap de Koning, builds on the employment agency's facade system and was developed into a prototype. The idea is that homeowners can change the facade themselves by buying individual components at the hardware store.
Recessed Brick In 2005, a custom recessed brick was developed for Rabobank Westland. This seemingly simple building material—a brick laid in a half-brick bond—adds a refined texture to the façade.
Floriade Roof. For the BVB Substrates pavilion at the Floriade 2012, we designed a composite roof filled with different soil types, creating a visible palette of various substrates as part of the structure.
Warm Concrete We are regularly invited to collaborate with manufacturers on product development. A current example is our work on a pavilion made from “warm concrete”—a monolithic building material of ultra-light concrete. This project explores the material’s potential for innovative forms and the creation of frameless windows within a cavity-free warm concrete façade. As members of Booosting (a platform for building innovation), we are contributing to this research alongside a team of architects.
Interior Design Interior and exterior are interconnected, and our design approach often begins from the inside out. At Rabobank Westland, we not only designed the building but also the interior, down to the wall lamps featuring the phrase “give light” as a pattern. Additionally, the mobile meeting rooms in the atrium were designed by us as well.
Urban Development / Visual Quality What begins as a simple client request for new construction can lead to complex and lengthy government procedures. Spatial planning is inherently complex and requires effective collaboration between various parties. Our role often involves liaising with multiple government bodies (municipal, provincial, and water authorities) and steering the zoning plan, which may include creating a visual quality plan. This plan establishes the architectural standards for both the buildings and the surrounding area, serving as a framework for aesthetic review when applying for building permits.
